With all of the positive press about the improving real estate market, there is something that sellers need to know.
Yes the market is slowly improving and the sales are stronger than they have been in the past four years. The homes that are selling quickly and driving the market are the ones that are priced at or under the comparables in the market. Homes in our area the Coachella Valley that are priced directly in line with the last six months comparables that are well maintained, good locations, good views and clean are getting near asking price and sometimes multiple offers where they get more than asking price. The hottest price range seems to be $300,000-500,000. But that doesn’t mean million dollar plus properties aren’t moving. Once again the price is the biggest factor.
So for those thinking of selling and testing the market at a higher price than the comps, I say don’t waste your time. Buyers are saavy and do their on line research, they know the market!
